I build as an owner, not as a fee developer.

Every asset I have held since 2009 was bought needing work, restored, and then operated. Seventeen years on the maintenance and leasing side of buildings before ever drawing one. It is a slower education and a considerably cheaper way to deliver.

Founder capital goes in first and stays in. OSHANA has been self-funded to date, and none of it is withdrawn when partners come in. I would rather be the last one paid than the first.

My co-founder, Angelique Vélez, is of Taíno descent and has lived and built in Samaná for six years. The cultural programme in our work originates with her. It is the one part of what we are making that cannot be bought or replicated.

OSHANA

An eleven-suite ultra-luxury oceanfront estate on three titled parcels, taken whole by one group at a time rather than run as a hotel. I led land acquisition, architectural direction, construction management, financial structuring and operating strategy.

Domed bohíos in rammed earth, vaulted arcades laid in brick, and a palm approach that arrives at a single lit form. Earth, timber and bamboo, built by hand, in the colour the ground already is.

ENCINO

Remarkable Places’ first project. A midcentury house bought needing work and reimagined as a Balinese retreat, furnished with pieces made alongside artisans in Bali, then operated as a short-term rental and sold.

Six months of renovation on a 2,600 square foot, four-bedroom property with a pool, hot tub and a separate ADU. It ran to more than a hundred five-star reviews across Airbnb and VRBO, hosted commercial shoots, and was written up by Forbes. It is the only project here that has been through a full cycle, and it is the reason I trust the method.

ANTELOPE VALLEY

A property portfolio of ten houses, acquired distressed, restored, and held for cash flow across eleven years.

The Antelope Valley is the western edge of the Mojave, an hour and a half north of Los Angeles. This is the part of the record that looks least like a Caribbean resort and matters most to anyone underwriting one. Eleven years of leasing, maintenance, inspections, turnover and tenant management, at volume, through the worst housing cycle in living memory. I bought when nobody wanted these houses, put them back together, and kept them.

Everything since has been the same method at a different scale. The build cost at OSHANA is what it is because the habit of buying broken things and repairing them myself started on stucco tract homes in the high desert, not on a headland in Samaná.

Sold at 4.4× the original purchase price.

Part of that is the work. A larger part is having been a buyer in 2009, when almost nobody in the Antelope Valley was. I am not going to claim otherwise: the discipline was in holding eleven years and repairing the houses properly, and the market did the rest.
